Taking care of a house rental HVAC unit

When you are renting a home the central heating and air conditioning system that may or may not be in there and part of the house rental should not be your responsibility.

  • Many of these property management companies and landlords try to stick the renters with the task of taking care of their central heating and air conditioning system unit.

This is not right! If you ever find yourself in this situation and the landlord or property management is having you responsible for anything other than changing the air filters of the central heating and air conditioning system, you can and have the right to refuse and contact legal help if needed. Landlords of any kind are not supposed to make the renters responsible for heating and air conditioning system maintenance. This includes and is not limited to ductwork cleaning, deep ductwork cleaning, ductwork sealing, heating and air conditioning system tune up and check ups, HVAC unit washings and anything else you can possibly think of that involves ongoing heating and air conditioning system maintenance. Also you should never have to pay for anything other than the air filters to the central heating and air conditioning unit. If the heat and a/c unit ever breaks down, it is the landlord who needs to pay for the heating and air conditioning repair! Never get stuck with any bill. This is just something that all had to be said and pointed out to those who do not know this. It is important to stand your ground.
