Keep your HVAC inspection up to date

If at any time in the future you have any thought of selling your home, you need to be aware that one of the most important factors for buyers, is the HvAC system.

I tell all of my homebuyers that they need to ask if the homeowner has done regular HVAC maintenance. This is important if you want to keep the longevity of your HVAC system. Regular cleanings should be done once a year on both the heating and air conditioning. The ductwork should be cleaned and sanitized once every year or two. The air ducts themselves should be swept out about once a month. The air filters are a very important part of the HVAC system. The air filters are what keep the airflow constant. If the air filters are changed monthly or even more often depending on your home situation, the air filters get blocked which stops the airflow to your HVAC equipment, and it can destroy the system. Air filters should be changed no less than monthly. They now have special air filters just for homeowners who have pets. The HVAC system is a big selling point. If you want to sell your home in the future, take good care of your HVAC system. If your HVAC system is older, you can recoup more than twice the amount of a new HVAC system at the time of the sale, if you replace it. Location used to be the biggest selling point in real estate. Now, it is HVAC along with location. Take care of your HvAC system if you want to get a good price when you sell your home.
