When I started the procedure of buying a home, I wanted the realtor to set up all the inspections I needed.
I talked to the construction inspector when he went to the house. I told him I had heard an odd noise in the air conditioning unit when it was running. He asked when I was there, and I told him it was when I went to look at the house. I said it sounded like a rumble when the motor turned on; he told me it had been a while since someone had turned the AC unit on, and it would probably just disappear as time went on. I wasn’t so sure about this, and I asked if he could inspect it. He told me I had to hire a HVAC inspector because he could not do the job. It really upset me over this. According to my realtor, he was to go over everything, including the electrical system, sewage, well, and the HVAC system. I called my realtor as soon as I had the chance and asked her about the inspection company she had hired. Being new, she told me she had hired an inspection company that a fellow realtor recommended. I did some research, only to find out that the house I was looking to buy was owned by the realtor who recommended the inspector. Her husband was the brother of the inspector. I immediately called an inspection company I had found on the internet. It surprised me how much he told me was wrong with the house and how the HVAC system would need to be replaced.
